Nancy Yearout's Real Estate Market Update Breckenridge  Frisco  Silverthorne  Dillon  Keystone  Copper Mountain  January and February Sales - 2022 ​​​​​​​​ Sales are down and prices are up substantially. The percent of the list to sold price is 103%. Multiple offers and over-list price sales are still happening. Keep in mind that January and February sales accounted for only 10.5% of the total sales in 2021.  So, we have a lot more of 2022 to go.   Year to Date Sales - 2022        -  The average sold price today in Summit County is approaching $1.5m.        -  The average sold price for a single family home in Summit County is $2.4m.         -  If one purchased real estate in 2019 they would have an average gain of $550,000.                                        -  The average sold price for a condo in Summit County is $753,232. A gain of $156,000.         -  The number of sales today is down compared to 2021 by 25% but on par with 2019                     and 2020 sales. 2019 and 2020 were pre-COVID. ​ February 2022 Residential Sales in Summit County, Colorado          Sales - The number of sales are down 23%.           Average Price - The average sold price increase is 28%.                Inventory - Today we have approximately100 residential properties for sale in all of Summit County. And compared to the start of March of 2021, it is down 7%.                         Percent of List to Sold Price -The average percent of the list to sold price for residential          sales is 103%.
