Now to the current market of January & February Real Estate Sales: The number of sales dropped 10%. It took 38% longer to sell a property. The percent of list to sold price remains strong and about the same as it was last year for this time period at 98% and the average residential sold prices climbed upward by 14%. And, the average prices in Summit County will continue to climb up over 2018, so now is still a great time to get in this market and reap the benefits of continuing healthy appreciation and great rental revenue.
New Construction Sales in January & February represented about 13% of the sales. Approximately 57% of what is currently pending or under contract today consist of new construction.
$1,000,000 Plus Sales: One Million plus sales have increased by 5 as compared to January & February of 2018 and currently represent about 23% of the sold market. Of the current properties under contract 25% have a list price of over $1,000,000. Of the total active listings 47% are currently listed over $1,000,000!
Where are the Sales: Basically, the south part of the county is the Breckenridge area and north part consists of Frisco, Copper, Dillon, Silverthorne & Keystone.
Interesting that of the sold properties in Summit County so far this year, 34% of the sales occurred in the south part and 66% in the north part. Currently, of the total of active listings in Summit County, 37% are located in the south part and 63% in the north part.
SFH & Condos: Condominium sales are down about 9% with their average sold price coming down about $45,000 to $462,000. SFH or Single Family Home sales are up by 2 sales, and their average sold price is up by about $300,000 to around $1.4 million. It is safe to say that the SFH sales are driving the average sold price increase for residential sales so far this year.
