One of Breckenridge’s oldest lodging structures was torn down this month to make way for a new hotel.
The former site of the Breckenridge Mountain Lodge, which was built in the early 1960s, will become a Marriott Residence Inn once construction of the premium extended-stay hotel finishes in fall 2016.
The property received its building permit from the town in mid-June, said Michael O’Connor, COO of the hotel developer, Triumph Development.
“It’s a great site for a hotel,” he said, noting the location on the 600 block of South Ridge Street near the south end of Main Street and within easy walking distance to downtown shops and restaurants and Breckenridge Ski Resort’s Peak 9 base area. “We’re thrilled about its potential.”
The hotel will house 129 suites — 68 studios, 55 one-bedrooms and six two-bedrooms — and its amenities will include a lobby bar, hearthroom, breakfast room, outdoor pool, fitness area, indoor ski and bike storage and 1,800 square feet of meeting space.
The 1,200 square feet of retail space in a previous design plan was scrapped, O’Connor said.
The hotel will have 90,000-square-feet of finished space plus a garage and 112 parking spaces.
Previous projects completed by the Vail-based Triumph Development include the Willows at Vail and the national headquarters for Goodwill Industries.
The Marriott Residence Inn will be managed by Urgo Hotels, which O’Connor said has experience managing hotels near ski areas and in other resort communities.
The property will be the second Marriott in Breckenridge, after Marriott’s Mountain Valley Lodge at Breckenridge.
In June 2014, the Breckenridge Town Council approved an agreement requiring the developer, Triumph Development, to customize the architecture and interior design to fit the historic look and style of Breckenridge. The developer must also provide funds to the town’s arts district, landscaping and open-space preservation.
The Breckenridge Mountain Lodge once housed a bowling alley, and in 2011, the building was not up to code and was shuttered. Town officials have said the new property will be a major upgrade.
Some nearby residents expressed concerns that an expanded hotel at the site might impede some views. Breckenridge Mountain Lodge was two stories tall. The new hotel will be three stories tall with four elevator stops, O’Connor said, because of the different grade between the front and rear.
