No bikes on groomed trails of White River National Forest, officials say

#breckenridge #colorado #coloradorealestate

Throughout the winter, all wheeled vehicles must remain on plowed routes to protect snow conditions for winter recreation, according to a news release from the White River National Forest.

In many areas of the forest, snowmobile clubs groom roads for snowmobiling and cross-country skiing as a public service. They use volunteer time and funding from private and partner resources to groom the trails.

Forest officials are asking recreationists and motorists to respect all signs and travel restrictions to help protect the investment and access to the areas.

Motor vehicle use maps are available at:  Here Roads marked for over-the-snow travel allow snowmobile traffic.

Greet the wintertime holidays with Frisco’s Wassail Days starting Today

 #Frisco #colorado #coloradorealestate

Though there are still probably Thanksgiving leftovers to be had, Frisco is ready to bring the Christmas spirit to the community. The town’s Wassail Days celebrations start Saturday, Nov. 26, and run all the way through Dec. 4. Along with the titular samplings of wassail, which is usually hot mulled cider or wine, people can expect fireworks, visits with Santa and more.

The first day of wassail tasting kicks off at 6 p.m. Saturday at the Frisco Historic Park Gazebo, 120 Main St. There will be caroling, wassail, spiced wine, beer and s’mores sales benefiting the Family & Intercultural Resource Center. Santa will help illuminate the town tree at 6:30 p.m., followed by a fireworks show.

From there, people are encouraged to visit 12 of the over 55 local businesses serving their own wassail or an alternative holiday treat through Dec. 4. Participants will have the opportunity to vote for their favorite wassail recipe and fill out a punch card. The event started in 2008, and 55 businesses collectively served over 24,000 sips of wassail in 2021. Last year, Rivers Clothing Co. won the competition.

Four things to know about the lower Colorado River basin

 #colorado #breckenridge #breckenridgerealtor

The All-American Canal conveys water from the Colorado River to the Imperial Valley in Southern California. The Imperial Irrigation District is the largest user of Colorado River water.

Staff and board members from the Glenwood Springs-based Colorado River Water Conservation District, along with other water managers from across western Colorado, this month visited the lower basin states — Nevada, Arizona and California — on what they called a fact-finding trip.

The tour took participants by bus from Las Vegas though the green alfalfa fields of the Fort Mohave Indian Reservation, past the big diversions serving the Central Arizona Project and Metropolitan Water District of Southern California, and to the hot, below-sea-level agricultural expanse of the biggest water user on the river: the Imperial Irrigation District. Among the about 50 participants on the three-day tour were Kathy Chandler-Henry and Steve Beckley, River District board representatives from Eagle and Garfield counties. Pitkin County representative John Ely did not attend.

The River District’s mission is to protect, conserve, use and develop the waters within its 15-county area of western Colorado and to safeguard the water to which the state is entitled.

Uptown 240 faces foreclosure after more than 3 years of delays and setbacks

#dillon #colorado #coloradorealestate

After failing to make significant progress since it broke ground in 2019, the Uptown 240 project is on the path to foreclosure.

According to Dillon Town Manager Nathan Johnson, the town recently received notice that JGJP Dillon, LLC, the current lender of the project, filed paperwork to start the foreclosure process.

Jake Porritt recently spoke on behalf of JGJP Dillon LLC at the last Dillon Town Council work session on Tuesday, Nov. 15.

If requirements to avoid foreclosure aren’t met, the Uptown 240 property — which is currently owned by Danilo Ottoborgo — will be sold at a public auction at 10 a.m. on Feb. 24. As is the process with foreclosures, Ottoborgo is being given a “cure period” where he has the opportunity to pay off any past due debts.

“It has to get to the point of the sale,” Johnson said. “They still have a cure period where they could pay off the current loan. There’s still a process there. We are going to work with whoever it is that owns the property to make sure that the project is built and completed. Whoever that is, we are here waiting, and we want to get this thing going.”

Summit County commissioners agree on license caps for short-term rentals

 #breckenridge #colorado #breckenridgerealestate

On Tuesday, Nov. 15, after further discussion and deliberation, commissioners came to a consensus on loose ends regarding the short-term rental regulations. While the percentages have not been adopted yet, they were agreed upon for tentative adoption of future regulations.

Ultimately, the commissioners proposed a 5% cap for the Snake River basin and a 6% cap for the Ten Mile basin. They proposed an 18% cap for Upper Blue instead of the suggested 12.5%, and they tentatively plan to cap Lower Blue at 15% instead of the suggested 11%.

Is cloud seeding a potential solution to Colorado’s drought?

 #breckenridge #colorado #breckenridgerealestate

They say that everyone complains and yet no one ever does anything about the weather.

But Colorado is actually trying very, very hard to do something, possibly a quite large something: Expanding decades of cloud seeding to an eighth campaign to combat the 22-year drought by wringing more snow from every storm tantalizing the biggest river basins.

The next time promising snow clouds gather over the St. Vrain basin west of Longmont, newly placed silver iodide guns will shoot the chemical high into the gloomy skies in the hope of coaxing an extra 10% to 15% of snowpack from the atmosphere.

The new St. Vrain Creek effort joins existing blasts of silver iodide targeting heavy snow clouds for decades above the upper Colorado River, the North Platte, the Gunnison, and Grand Mesa. Another study is underway to see if cloud seeding could boost flows in the Yampa and White River basins in northwestern Colorado.

The high-tech rain dances are paid for by an intriguing combination of thirsty customers. State governments want to boost water resources and tourism. Ski areas seek the deepest possible powder. And downhill states like Arizona and California pay up as they choke on new federal restrictions on Colorado River water use, with climate change quickly altering reality for 40 million snowpack-dependent Westerners.

$300M Keystone project, Kindred Resort, marred by big-dollar lawsuits, allegations of crime

 #keystone #colorado #coloradorealestate

The co-developer of a $300 million resort in Keystone says $8 million went missing from the project and the firm was then pushed out for revealing the other developer’s bank fraud.

That developer accused of fraud says the other developer is a liar, sham and grifter who committed a federal crime while running a scam that cost the project $72 million.

The Kindred Resort, which broke ground earlier this year and is expected to open in 2025, will be a ski-in, ski-out hotel and condo complex on four acres. Its 95 condos range in price from $1 to $6 million, according to Summit Daily.

But beyond the boastful press releases and smiley groundbreakings, there are lawsuits sitting at courthouses in New York City and Breckenridge that reveal deep and lasting animosity between the two firms picked by Vail Resorts to co-develop the project. The result could be costly litigation, with each side demanding the other pay tens of millions of dollars.

Breckenridge Ski Resort moves opening day to Wednesday

 #breckenridge #colorado #coloradorealestate

After getting blanketed with over 14 inches of fresh snow over the weekend, Breckenridge Ski Resort has announced it will open for the 2022-23 ski and ride season two days earlier than planned — Wednesday, Nov. 9.

“This is super exciting for us,” senior communications manager Sara Lococo said. “From what I can tell over the past 10 years, we have only opened up early one other time and that was in 2018. This is definitely really cool and exciting. We are thrilled to be able to kick the season off early and welcome the community back to the ski slopes in Breck.”

On opening day, guests can expect approximately 54 acres of terrain on Peak 8. Terrain can be accessed by the Colorado SuperChair and 5-Chair. Additionally learning terrain and carpets will be available in the Rip’s Ride learning area, but the new high-speed quad, Rip’s Ride chairlift will not debut this season until Friday, Nov. 11.

Keystone residents seek self-rule as Colorado's newest town

 #keystone #colorado #coloradorealtor

After 50 years as an unincorporated mountain resort, Keystone residents are trying to become Colorado's newest town.

They filed a petition in October in state court with more than the required number of signatures and are preparing for a special election early next year. It’s a matter of freedom, residents say, to focus on meeting human needs: school bus stops for kids, safety for visitors as hazardous oil and gas tankers from Loveland Pass rocket through, and power to shape their own future.

“Keystone wants to become a real town and take control of its destiny,” said Ken Riley, a retired Air Force colonel and aerospace industry executive leading an 11-member committee coordinating the campaign.
